Real Estate Practice

Schumann Hanlon Margulies is New Jersey’s preeminent real estate law firm. Our clients depend upon our experienced attorneys for their real estate and business needs. We provide advice on development, zoning and construction, governmental entitlements, financing and acquisitions.

Our attorneys represent a wide and diverse variety of clients, both developers and public and private companies, including many found in the “Fortune 500” index.

Since the 1800s, when the Colgate family purchased much of downtown Jersey City’s waterfront from Robert Fulton, we have been an integral participant in the historic and unprecedented development of the Jersey City “Gold Coast”, as well as many of Hudson County’s and the State's highest profile properties.

Our attorneys have worked with sponsors to create or convert more than 200 residential condominium projects.

Our Real Estate Practice includes all aspects of real estate law. We represent borrowers and lenders in connection with real property secured loans, parties with regard to environmental problems and interfacing with New Jersey Department of Environmental Protection, purchaser-lessors as well as seller-lessees in sale-leaseback transactions, and parties in connection with Affordable Housing obligations and related housing issues. We also represent governmental authorities and property owners in condemnation proceedings and real estate tax appeals on the County Board and State Tax Court levels.

We also represent clients who wish to implement 1031 tax free exchanges, including deferred exchanges, Starker reverse exchanges and exchanges involving build-to-suit transactions. In doing so, clients avoid paying taxes on their properties sold by swapping their property with the property they wish to purchase.
